Located in the heart of Northeast Minneapolis, The Grain Belt apartments is a market rate apartment complex.  The apartments features (2) separate apartment buildings with a tunnel connecting the underground parking garages with landscaping above.  The Grain Belt was financed thru HUD programs which required prevailing wages and certified payroll reporting. 

 This project also included a historic clubhouse and event space.  The scope of work included extensive restoration of exterior, updating of all MEP systems, and refurbishing of the existing finishes including the Friendship Bar.  Work also included restoration of historic glass barrel vault ceiling which required removal of a wood framed shingled roof that was placed over it, install of a new clear skylight over the historic vault ceiling, and the removal, cleaning, and reinstallation of hundreds of glass tiles in the historic vault.

 The site also contains the archeological significant Orth Brewery foundation ruins.  While the Orth Brewery was destroyed by fire in 1893 the foundations remained.  These foundations were protected during constructions, means to preserve by protecting from water and the elements were made, and a pocket park with concrete seating outlining the foundations below was constructed.
